A Site Acquisition Manager helps decide where the next data center or major infrastructure project should be built. It is a role that brings together real estate, power, planning, finance and technical delivery.

The job starts with finding potential sites. These might include powered land, existing colocation facilities or locations that could support a large-scale data center campus. The Site Acquisition Manager then works out whether each opportunity is genuinely viable.

That means looking far beyond the land itself. A site may appear ideal, but it still needs sufficient power, fiber connectivity, suitable zoning, environmental approval and a realistic route through planning and construction. The manager must understand how each of these factors could affect cost, timescale and risk.

What does the role involve?

Site Acquisition Managers work closely with landowners, brokers, developers, utilities, data center operators and local authorities. They also coordinate with internal teams across design, engineering, finance, legal and development.

Their responsibilities often include:

  • Identifying suitable land and data center opportunities
  • Reviewing power availability and utility connections
  • Assessing zoning, permitting and environmental constraints
  • Examining surveys, technical reports and due diligence documents
  • Visiting potential sites with engineers and specialist advisers
  • Comparing cost, schedule and construction readiness
  • Negotiating leases, acquisitions and commercial agreements
  • Keeping senior stakeholders informed throughout the process

The role requires strong commercial judgement. A promising location may need to be rejected if power cannot be secured quickly enough or if planning restrictions create too much uncertainty. Equally, an overlooked site may become highly valuable when the right infrastructure and partnerships are in place.

What experience is usually required?

Many Site Acquisition Managers come from real estate, land acquisition, site selection, industrial development, energy infrastructure or data centers.

Employers often look for people with experience assessing large or complex development opportunities. Knowledge of power, utilities, fiber, planning and construction feasibility is particularly valuable.

A background in real estate, engineering, planning, finance or development can be helpful, but practical experience is often just as important. Strong candidates understand how a project moves from an initial opportunity to a secured, buildable site.

What makes someone successful?

The best Site Acquisition Managers are analytical, commercially aware and comfortable speaking with many different stakeholders. They can understand technical information without losing sight of the wider business goal.

They also need patience and persistence. Large infrastructure transactions rarely move in a straight line. The person in this role must keep momentum while managing risk, resolving issues and maintaining relationships.
